• Chunks of crown material in the gutter or on the ground. The mortar or cast material has lost its bond. If pieces are falling, the crown is already letting water into the chimney structure.
• Water stains on the ceiling near the chimney chase. The crown failed, water pooled inside the chase, and it has now soaked through. By the time you see the ceiling stain, the repair is bigger than just the crown.
